With warmer weather upon us, the market is shaping up! I’m working with someone that purchased a home to renovate. This couple decided they want to move out of State. Before they do, they want to sell their current home. They approached me and asked, “What things can we do to our home that will attract Buyers?” The first question from me was, “Is your home updated?” With that answer being ‘no’, we began to discuss some things that they could do to improve their home. I visited their home the next day to walk through it with them. As a Realtor, I spend most of my days walking through several homes with clients. I have seen the different design features, colors, flooring and finishes that people find exciting. Try and view your home as someone who is seeing it for the first time. What do you like? What do you dislike? Try putting on your ‘HGTV’ hat and use your imagination. The National Association of Realtors wrote an article recently and published it in their Realtor Magazine. This isn’t top secret information, so I thought I would share it with you: “Homeowners are spending more to spruce up their homes. They spent an average of $12,361 in discretionary funds on remodeling in 2017—the highest since 2006, according to the latest report by the Harvard University’s Joint Center for Housing Studies. But which household projects can actually better their chances of selling their home one day? “Any time a buyer can walk into a house and see it already has the features they want, that’s a huge bonus for the seller,” Anna Maria Mannarino, who runs a design firm in Holmdel, N.J., told realtor.com®. “If buyers feel they need to add key features or designs, they’re going to calculate how much it will cost and then lower their bid.” Realtor.com®’s research team pinpointed home features that can help sell a home in the fastest time for the best price. They analyzed more than 1 million single-family listings on realtor.com® in February and identified the home features found in homes most often with the highest list prices and that went under contract most quickly. The 10 most profitable home features for sellers banking on quick sales, according to realtor.com®, are: Chef’s kitchen/gourmet kitchen Theater room Home gym Three-car garage Solar panels Quartz counters Exterior lighting Tennis court Home office In-ground pool …end of article” If you read the first feature in this list and immediately saw dollar signs, I’m sure you’re not alone. Without giving away all of my secrets, I’ll highlight a few items for you as well. If your budget is tight: 1) Use fresh, neutral paint colors to give your home a welcoming feeling; 2) Change the hardware on your kitchen cabinetry if they’re dated; 3) Consolidate the mess (remember, less is more); 4) Aged facade on your fireplace? Paint it or add a backsplash above your mantle. You have deeper pockets you say? 1) Renovate your kitchen FIRST; 2) Spruce up your fireplace. This is a focal point in your home!; 3) Change your flooring if it’s dated or worn; 4) Paint your unfinished basement floor or epoxy your garage floor.
